3. Let users hide promotional tiles

Please add a setting that lets users hide promotional tiles from their feed. Promotions can make the app feel cluttered, especially for people who pay for a subscription. A simple on/off control would give users a cleaner experience while still allowing others to see promotions.

5. 2 Bedroom Apartments in Dubai: What to Know Before You Buy

Two bedroom apartments continue to be one of the most consistently in-demand property types in Dubai, appealing to small families, sharers, and investors alike. Before committing to a 2 bedroom apartment for sale in dubai, buyers benefit from understanding a handful of practical considerations that go well beyond simply comparing listing prices, from layout differences to the real costs that shape long-term ownership.

Who Typically Buys Two Bedroom Apartments

This unit type draws a genuinely broad buyer base. Small families and couples planning to expand find it offers the space a one bedroom lacks, while professional sharers often choose two bedroom units specifically to split rent or purchase costs. Investors are drawn to the category because it tends to attract longer, more stable tenancies than studios or one bedroom apartments, since tenant households are typically more settled.

Takween AlDar, a RERA-certified agency, regularly works with all three buyer profiles, and the right community or building recommendation often differs meaningfully depending on which of these goals is driving the purchase.

Layout Matters More Than Square Footage Alone

Two apartments listed at the same total square footage can feel completely different in practice depending on how that space is distributed. Some two bedroom layouts place both bedrooms close together with a compact shared bathroom arrangement, which suits couples or small children well. Others separate the bedrooms with the living area between them, offering more privacy, which tends to suit sharers or families with older children better.

Before buying, it is worth viewing a few different layouts within the same price range rather than relying purely on floor plan dimensions, since the actual feel of usable space can vary significantly.

   Understanding Community Options

   Value-Focused Communities

Jumeirah Village Circle and Dubai Sports City generally offer two bedroom apartments at more accessible price points, appealing to buyers prioritising affordability or investors focused on rental yield over prestige location.

   Centrally Located Communities

Business Bay and Downtown Dubai offer strong connectivity and proximity to major landmarks, commanding higher pricing but often delivering more consistent rental demand and resale strength as a result.

   Family-Oriented Communities

Dubai Hills Estate has grown into a popular choice for buyers wanting a quieter, more suburban feel with access to green space, while still remaining within reasonable reach of central Dubai infrastructure.

   Waterfront Communities

Dubai Marina remains a consistently strong performer for two bedroom apartments, combining lifestyle appeal with steady rental demand from tenants drawn to its walkable, amenity-rich setting.

   Costs to Understand Before Buying

   Deposit and Reservation

Buyers typically pay a deposit of around ten percent at the reservation or Memorandum of Understanding stage, with the remaining balance due at transfer unless financing is involved.

   Dubai Land Department Transfer Fee

The Land Department charges a transfer fee of around four percent of the purchase price, a cost that should be planned for from the outset rather than treated as an afterthought.

   Agency Commission

Where a broker facilitates the transaction, commission of around two percent is standard practice, though this can vary depending on whether the purchase is a resale or a direct developer transaction.

   Mortgage-Related Costs

Buyers financing their purchase should budget for a bank arrangement fee and a property valuation fee, both typically required during the standard mortgage approval process.

   Ongoing Service Charges

Annual service charges vary meaningfully between buildings, and two bedroom units generally carry higher charges than smaller apartments in the same building since fees are commonly calculated per square foot. Comparing service charge rates across a shortlist of buildings before deciding is a genuinely useful step.

Off Plan Versus Ready: What Actually Changes

Buyers considering a 2 bedroom apartment for sale in dubai will typically choose between an off plan unit, purchased before or during construction, and a ready property available for immediate occupancy.

Off plan purchases generally come with more flexible, construction-linked payment plans, which can make a higher-value community more financially accessible by spreading cost over time. Ready properties require a larger upfront payment but eliminate construction uncertainty entirely and allow the buyer to move in or start earning rental income right away. Neither option is inherently superior, and the right choice depends on timeline flexibility and financial readiness.

   Financing Considerations

Buyers planning to use a mortgage should secure pre-approval before shortlisting properties, since this clarifies a realistic budget range and prevents delays once an offer is ready to move forward. Loan to value ratios differ depending on residency status, with non-resident buyers generally able to finance a smaller percentage of the property value than UAE residents. Confirming these terms early avoids unpleasant surprises partway through a transaction.

   The Buying Process

The process for purchasing a ready two bedroom apartment follows the standard structure used across Dubai property transactions. It begins with a shortlist and a round of viewings, followed by an offer once a suitable unit is identified. Once terms are agreed, both parties sign a Memorandum of Understanding and the buyer pays a deposit.

If the seller has an existing mortgage, a No Objection Certificate from their bank is required before the transaction can move forward. The process concludes with a transfer appointment at the Dubai Land Department, where the remaining balance is paid, the transfer fee is settled, and the title deed is issued in the buyer's name.

What to Check Before Making an Offer

   Building Management Quality

A well-managed building tends to hold its value and rental appeal better over time than a poorly maintained one, even at the same purchase price. Speaking with current residents or checking the building's maintenance history where possible gives useful insight before committing.

   Parking and Storage Allocation

Two bedroom units often house more than one adult occupant, which makes parking allocation genuinely important. Confirming how many parking spaces come with the unit, and whether additional storage is included, avoids inconvenient surprises after moving in.

   Noise and Orientation

Unit orientation affects both natural light and noise exposure, particularly in buildings facing busy roads or nightlife areas. Viewing a property at different times of day, where possible, gives a more accurate sense of daily livability than a single daytime viewing.

   Title Deed and Ownership History

Confirming the property's title deed status and ownership history before finalising a purchase helps avoid complications later in the transfer process, particularly for resale units.

   Common Mistakes Buyers Make

A frequent mistake is comparing units purely on price per square foot without factoring in layout efficiency, which can leave a buyer with a technically larger unit that feels smaller in daily use. Another common issue is underestimating service charges, which can meaningfully affect the true cost of ownership over several years. Buyers also sometimes skip viewing multiple units within the same building or community, missing genuine differences in condition and layout that only become apparent through direct comparison.

   FAQs

Q: What is the typical deposit required to buy a two bedroom apartment?

A: Buyers generally pay around ten percent of the purchase price as a deposit at the reservation or Memorandum of Understanding stage.

Q: Are two bedroom apartments a good rental investment?

A: They often attract more stable, longer-term tenancies than studios or one bedroom units, since tenant households tend to be more settled, though yield varies by community.

Q: Do service charges differ significantly between similar buildings?

A: Yes, service charges can vary considerably even between buildings in the same community, so comparing rates before buying is an important step.

Q: Should I buy off plan or ready if I want to move in soon?

A: A ready apartment allows immediate occupancy, while off plan requires waiting through the construction period before the unit is available.

Q: What should I check besides price when comparing two bedroom apartments?

A: Layout efficiency, building management quality, parking allocation, and service charge levels all meaningfully affect the actual value and livability of a unit beyond its listed price.

   Conclusion

Buying a two bedroom apartment in Dubai involves weighing far more than the listed purchase price, from layout efficiency and community fit to service charges and building management quality. Anyone evaluating a 2 bedroom apartment for sale in Dubai benefits from comparing these factors carefully across a shortlist rather than making a decision based on price alone. Takween AlDar, as a RERA-certified agency, supports buyers through this comparison process, offering guidance suited to family, sharer, and investor needs alike. With the right preparation and a clear understanding of what genuinely affects long-term value, buyers can approach this purchase with real confidence.

7. Stop generating fake profiles like “StiffTop10”, “StiffRaw10”, “StiffBull10”, etc. It’s pathetic and annoying.

It is supper annoying to get repeatedly taps from these profiles, you guys are only gonna start losing even more users if your platform is unproductive to the user. Wake up and fire whoever proposed that idea, even an 11 year old would do a better job. At this point it’s just embarrassing!

10. Disable taps option

We should have the option to disable taps. 99% of taps now are nothing but bots and scammers trying to get you off the site. Taps should be something that we have the option of disabling, and if someone tries to tap us, they should receive a message that says “this user has disabled tabs. Please message them directly.” This would cut down on a lot of the bots and the nonsense that have become way too prevalent on the app.

15. F off with the obnoxious, intrusive ads! I will never pay your exorbitant prices. Reduce the cost or get rid of the ads, or I'm done.

And the app doesn't work properly either. I'm not paying premium rates for an app that doesn't work properly. But trying to coerce people into paying with intrusive, obnoxious ads. Sort it out, or I'm gone. Then you won't get any ad revenue, nor membership revenue. Your code is crap. Worst app ever.

Don't test me! I will leave and delete this garbage app.
